About this website
spanishpropertyproblems.com is an independent dossier platform, founded in May 2026. The registry documents unresolved disputes with Spanish property developers, agencies and post-sale services — based on contracts, correspondence and evidence available for legal proceedings.
Legal basis
- Freedom of expression — Art. 7 Dutch Constitution, Art. 20 Spanish Constitution, Art. 10 ECHR
- Right to free information — aimed at warning potential buyers
- Right to quote — Art. 15a Dutch Copyright Act, Art. 32 Spanish LPI — for quotes from public sources with attribution
- GDPR Art. 6(1)(f) — legitimate interest (information provision, legal underpinning, journalistic exception)
Editorial principles
- No criminal allegations. This platform does not make criminal accusations against any party. We publish factual documents and personal experiences, and invite named parties to respond.
- Publication is not linked to payment or settlement. Removal or amendment of content only happens on legal or factual grounds (rectification, right of reply, motivated removal request).

What data do we collect?
- On submission: email address, name (or pseudonym), IP hash (SHA-256), user agent, optional files
- On comment: email address, name (or pseudonym), IP hash
- On "I recognise this": only IP hash (to prevent double votes)
How long do we keep them?
- For published contributions: as long as the site exists (removal on request)
- For unconfirmed submissions: 48 hours, then automatically deleted
- For removed contributions: 30-day audit log, then definitively deleted
With whom do we share?
With no one, unless legally required (court order) or for verification by our legal counsel under confidentiality.
Cookies & analytics (Google Analytics)
Only with your consent, we use Google Analytics 4 to measure how many people visit this site, which pages they read and how they found us. Until you accept, Google Analytics is not loaded and no cookies are set. If you accept, the cookies _ga and _ga_* are set for a maximum of 13 months. Legal basis: your consent (Art. 6(1)(a) GDPR). Provider: Google Ireland Limited, Dublin, as processor; a transfer to the United States is possible under the EU–US Data Privacy Framework. Google Analytics does not store IP addresses; Google signals and ad personalisation are switched off. Event data is kept for 2 months, user-level data for a maximum of 14 months. Submissions, comments and votes are never sent to Google Analytics.
Your choice is stored in your browser (local storage) for 6 months. You can change it or withdraw consent at any time: manage cookies.

- A quote from a Google review concerning you — provide exact quote and your name
- A name or personal data that was unintentionally included
Right of response for named parties
Every party named in a dossier is invited to respond. A motivated response is included verbatim and unchanged.

This website is hosted on a server in the Netherlands and administered by a Dutch private party. For formal matters (lawyer, summons, court decisions):
